Olulisemad muudatused ja täiendused standardis EVS 807:2024 võrreldes standardi eelmise versiooniga EVS 807:2016 on järgmised: — Standardit on kaasajastatud ühiskonnas toimunud muutuste põhjal. — Standardis on täpsustatud sõnavara. — Kinnisvara korrashoiu põhimõtete kirjeldust on muudetud kompaktsemaks. — Uue sisulise väljanägemise on saanud kuluarvestuse temaatika ning see on paremini seotud korrashoiu põhimõtetega. — Avatud on (sise)koristuse kavandamine ning see on seotud korrashoiu korraldamise põhimõtetega. — Kinnisvara korrashoiu protsesside kirjeldust on täiendatud juhistega digitaliseerimiseks ning protsesside kirjeldused on toodud nii omaniku kui ka teenusepakkuja vaatest. — Lisatud on ESG kestliku arengu põhimõtted. — Standardist on eemaldatud võimalikult palju soovituslikke infovorme. — Standardi mahtu on võimalikult palju vähendatud, et mitte kopeerida valdkonna kirjanduse digiallikates avaldatud teavet.

EVS 807:2016

EVS 807 reveals the nature of real estate environment management. With their decisions and financing, every real estate owner ensures the safety (in general: maintenance) and usability of the real estate environment regarding the real estate they own, both for society and the specific end user.

Various activities are required to provide a suitable real estate environment, the implementation of which is generally carried out by specialists with appropriate training. The owner primarily requires the classification of activities prepared EVS 807 to understand the scope of activities related to their real estate - ownership always brings about an obligation. Legislation in society is applied at different levels, regulating minimum requirements for activities related to maintenance and results thereof. The owner of a specific property can always aspire towards higher quality than mere compliance with minimum requirements.

In providing maintenance services, the parties to the agreement adhere to provisions of the authorization agreement or the contract for services provided for in the Republic of Estonia Law of Obligations Act, depending on the form of contract/agreement chosen. The classification of activities, which is part of the standard, is also necessary for analyzing costs related to the real estate property and distributing these costs between the parties related to the property.

EVS 807 presents the basic concepts related to the relevant field and describes the rational and premium quality organization of real estate environment management, the accompanying information needs and documentation, and the associated costs. Compliance with this standard is voluntary until it has been made mandatory, for example by legislation or by agreement between the contracting parties.
